Room in spacious Southside flat (with office)

Living/dining room

My current flatmate is moving out of our lovely flat in the Southside of Glasgow so I'm looking for someone to take her room! The rent is £445.20 per month, bills are roughly £80-£100 per month each including wifi, and council tax is £85 each.

The flat is in a great location, it's a five minute walk from the nearest train station with plenty of buses in the area to get into the centre. There's also on-street parking and a balcony with space for a bike. There's tons of green space around the flat and the area overall is really safe feeling.

As for the flat itself, the kitchen was renovated just before I moved in and the living/dining room is a lovely bright space. There's also a spare bedroom that's currently being used as an office/laundry room. I work from home most so work out of that room; there's plenty of space for two desks if you're a home worker.

In terms of furniture, the room will come with bedframe, mattress and built in wardrobe (the chest of drawers in the room is broken so I'll arrange to have that taken before you move in). The living/dining room is fully furnished, but my flatmate will be taking her desk with her. If you'd like to have a desk/drawers delivered before you move in let me know and we can arrange something.

As a bit about me, I moved to Glasgow about 3 years ago for my job, working in sustainability. I'm loving getting to know the city and really like the music scene in particular! I spend a lot of time running/in the gym - there's one just over the road from the flat so ideal if you're the same. I'm not a big partier but I love movie nights in and getting stuck into a good video game.

I'm ideally looking for a young professional who appreciates a clean and chill flat to move into the space. Non-smokers and vegetarians would be preferred, as would non/light drinkers.
