Double room with wooden flooring and large mirrored built-in wardrobe in a spacious and bright maisonette flat in leafy Dowanhill, West end.

The flat has two bedrooms on the ground floor (one of which is my own) and bathroom as well as sizable cupboards in the hallway for storage. Then a carpeted staircase to the second floor where there is a large living room and a bright dining room (which can be used as a home office). There is also a modern kitchen with dishwasher, washing machine, juicer, etc.

There is lots, and lots of room for storage around the flat as well as an underground garage and free private parking within the grounds.

Bills-
Rent is £425 a month and the deposit required is £425.
Electricity is steep due to the boiler situation and size of flat and works out around £80 each per month.
Wifi is fibre and is £18 each per month.
Council tax is around £200 per month (Band F) but I'm a fulltime PhD student and exempt so if you are not a full-time student you would have to cover this.

The flat is less than 10 minutes walk to Byres road and 12 to the University. Hyndland shops are less than 5 away, and if you work or study in the city centre thats only 20/25 mins away via subway. The area is renowned for its quietness and natural beauty.

I am seeking a responsible, tidy, friendly person like myself to share with. I have lived in this flat 2.5 years and it is my home. I teach at Glasgow Uni where I am finishing up my PhD, I play a bunch of squash, gym, and generally am not around the flat much. When I am home I enjoy a glass of wine in the evening and can be found collapsed on the couch with my book. This is not a party flat or a messy flat, so please save us both the hassle.

PhD, Masters students, or professionals preferred. Undergrads will not be considered.

Current flatmate is moving out this weekend, so will be doing viewings next week.
