Big room, nice house, sociable, & fab neighbours!

Gregor and I (Martin) are looking for someone to share our big, comfy and hospitable house with, in the thriving community of 'the Avenues' on the borders of Fallowfield and Moss Side. We like having our friends and neighbours over and/or popping down to our brilliant local pub (a real old-school Manchester locals' place) or round to one of the neighbours for board games or dinner. The house is plenty big enough for you to have peace & quiet in your own space, but we're hoping you'll want to hang out with us too.

Our spacious house is in great condition. It's a proper old Manchester house, 103 years old, fully renovated 15 years ago, and most rooms redecorated in the last couple of years, including smart new laminate flooring downstairs. A big extension on the back means that all 3 bedrooms are generously propotioned and that downstairs there are two separate lounge spaces as well as a big kitchen (with dishwasher), downstairs toilet and utility room with washing machine and tumble drier.

The bedroom on offer is the back bedroom (number 2 in the photos). I've been told by people viewing it that it's much bigger than it looks in the photo! This is painted cream, with a fresh green highlight wall (it was taxicab yellow when the photos were taken - you can paint this another colour if you prefer), and is on the back of the house, with the extension meaning it is a really sizeable room, at 2. 7 x 4. 8 m. The floor is on two levels, it has two windows, a double bed, wardrobe (with drawers and shelf), long shelving unit, desk and chair. There is a large east-facing and small south-facing window in the room. There is wireless internet throughout the house, but reception in this room is sometimes patchy, so 2 wired broadband connections are also available in the room, via powerline LAN.

In our lounge there is a large sofabed which opens out to a king-size double bed, which means we are able to have occasional guests to stay the night. The 32in flat widescreen TV has Freesat (and Freeview HD when we get the aerial reconnected after the storms). Freesat has all the same main channels as Freeview but a few more too - great if you desperately need to access Russian News TV, BBC South Today or whatever!

The rear lounge/dining area also has a sofa and means that there are two areas for hanging out downstairs, and the sliding double doors mean they can also be joined together for larger gatherings. I wouldn't describe this as a party household, but it is certainly the kind of place where we like having friends over, and so I'm more than happy for you to invite one or more people over for an evening too (or in the daytime, come to that!).

Fully double-glazed, with a modern and extremely effective central heating system, electric shower (new last year) in the bath, burglar alarm, landline telephone and wireless internet. As mentioned above, dishwasher, microwave, washing machine and tumble drier are all included too.

This end of the street has had the benefit EU-funded renovation works on all the house-fronts in 2009. Out the back, our alleyway is gated, which means improved security and also a community space which has flower boxes, hanging baskets and a communal barbecue and seating area.

The location is very good, on a quiet and friendly street just a short walk away from both Princess Road and Lloyd Street South, where there are frequent buses into Piccadilly in town, via Oxford Road. Also the direct half-hourly 109 bus service to the airport. (Plus there is a local campaign to bring the Metrolink tram route here - at mosssidemetrolink. wordpress. com!)

We are also just a short walk from the large and green Alexandra Park. The Fallowfield Triangle is a five minute walk away, featuring an Aldi supermarket, local bakery, post office and several late-night convenience stores.

A five minute walk in the other direction is the Claremont Rd/Lloyd Street South junction, where there is a NatWest Bank (with cash machine), take-away and a few brilliant exotic restaurants, including Ethiopian and Somali, both cheap and extremely tasty. Just along Claremont Road is our pub, the Claremont, where you will often find us and lots of our neighbours - especially on our weekly regulars pub night.

"Moss Gardens" is located right by our house - a new community garden project sponsored by Manchester City Council and other organisations, and involving apple trees growing for the locally renowned Moss Cider Project, all on the land previously occupied by a bus depot.

A 15 minute walk from here gets you to the heart of the curry mile, or to Platt Fields. And if you don't like buses, a 23 minute walk or 5 minute cycle ride gets you to the University of Manchester campus on Oxford Road. For the things Aldi doesn't stock, we are 1. 3 miles from Sainsbury's in Fallowfield and 1. 1 miles from Asda in Hulme, but we also occasionally get a supermarket delivery for big bulky stuff like toilet rolls. And a well-stocked corner shop with food, milk, wine/beer etc is just around the corner, even closer than Aldi.

I bought the house in 2009 and live in the front bedroom, sometimes working from home. I am pleased that our house is a welcoming and friendly place to live and be and I'd love to have a great new housemate to join in with that. I'm looking to get to know you a bit, not just pass like ships in the night - but on the other hand I don't plan to pry into every part of your life or anything like that!

I am (and my future ideal housemates are also) generally clean and tidy, though not super-human, generally peaceful though there is no outright ban on loud noises etc, and generally sociable though our large rooms mean there's scope for private space too.

As a rough guide, the bills come out at about £80 per month per person.

There is bicycle storage inside the house; i. e. I keep my bike in the house and there's room for yours too. There is enough space that they are fairly unobtrusive (spot the bike hiding behind a sofa in one of the photos).
