Double Room available with loads of space

I'm Claire and I am currently looking for a new housemate! Here's a little bit about the house:

The house is on Cotton Hill, just off Cotton Lane and on the Withington / Didsbury border. Didsbury village is around a 10 minute walk and we are very close to the main bus route on Wilmslow Road. There is a garage on the house and space for parking. I have a car but usually park on the drive, so you could have access to the garage if required. There are front and back gardens to the house and the landlady maintains these. The house has a security alarm, smoke detectors, central heating and double glazed windows. Laminate flooring all of downstairs and carpet upstairs.

The house is a 3 bed but is only let out to 2, meaning that there is a spare room. I use half of the spare room for a desk and book shelf so there is space remaining for whatever the new housemate would like to use it for. The house has:

KITCHEN - Fully equipped with the usual stuff, fridge, freezer, washing machine and LOADS of cupboard space.

DOWNSTAIRS TOILET

LIVING & DINING ROOM - Again furnished but plenty of space to bring your own items. Dining room table with 4 chairs, 2 sofas and coffee table.

BATHROOM UPSTAIRS - Usual bathroom with a bath and shower. Big cupboard for storage too!

ROOM AVAILABLE - Fully furnished with double bed (with space underneath), x2 bedside tables, chest of drawers (5 drawers) and triple wardrobe with 3 little drawers. Curtains and carpet.

The house is lovely. I have lived here since May and have really liked it so far. The area is quiet and the neighbours are nice. It is an ideal location. Bills are very reasonable too:

Rent- £382. 50 each
Water - £17. 50 each
Internet - £1. 75 each
Gas/Electric - About £15 each per month
Council Tax - About £70

The letting agent will need references and to do credit checks and I think they cost around £75. There is a deposit too, around 5 weeks rent.

This house would suit a professional or postgraduate student. I'm 27 so would prefer a housemate of a similar age and a female would be preferred. During the week I work so my week nights are usualy chilled out but do go out for tea and cinema etc! Weekends I am either in pottering around or out and about. Guess that I am looking for a similar kind of housemate!

The room will be available from the end of November with rent being paid at the start of December. I think there will be an initial 6 month contract, which then changes to rolling. If you have any questions or would like to arrange a viewing, please get in touch :)
