Large double room to Let - Withington, Bills inc

Young(ish) recently engaged couple (Both 30) looking for a nice house mate/s to share.

We have recently (January) bought our home, a three bedroom, semi detached in Withington, South Manchester, M20 1GT.

At present we are kicking around with two spare double rooms and are looking for a friendly, working, nice, reliable, fun person/s to come let out a room.

Although it is our house and you would be living with us we would like to think that it could a shared property and you'd feel at home, not just a awkward lodger behind closed doors.

We're pretty laid back, busy working in the week, occassionally at weekends to. It's a quiet house on the whole though we do like to socalise and enjoy a few drinks, whether mid week or weekend. However, we're not into big (or any) parties, usually just us, maybe with one or two friends either out at the pub or in the garden.

The house itself has three bedrooms. The main bedroom, another good sized double (the one for let) and a further small double room.

Downstairs it has a smallish kitchen, all the appliances, huge fridge, big separate freezer, washing machine, gas cooker. A good sized living room / lounge. A separate dining room/bar room, comfortably seats 8 for dinner (it's in the style of a 50's bar, hard to explain) and a couple of small very useful utility rooms.

Upstairs - master bedroom, second bedroom, small double bedroom. bathroom (no bath i'm afraid although it does boast a massive double shower which i much prefer) and a separate toilet.

Outside - Big gardens, front, side and enclosed back gardens. The side and front are lawned and the back is mostly paved with small lawn and eating area. Sun all day, front in the morning and afternoon, the back gets the evening. It's all private, either hedged or fenced. In addition we have a large garage which is great for storage. Small driveway which can fit small car, or it's a quiet street with endless parking.

The room itself is neutrally decorated, has a fitted blackout blind, double glazed, can be part, full or not furnished at all, whichever is prefered. Fully furnished would probably suit us better.

The house has been recently decorated and is in very good condition.

We will also have a spare room should any of your friends or family wish to spend the night/weekend, as i said, hopefully you'll feel at home here.

Price includes all bills, council tax, gas, water, electric etc... We also have virgin media, sky sports (in both the lounge and dining room so nobody is put out if you or i want to watch the football), the broadband has a really good connection to. It's all double glazed and gas central heated and we're not tight, if it's cold, turn the bloody heating on!..
