Double ensuite with balcony in a beautiful house

We are planning to let out one of our bedrooms in our new build semi in West Didsbury (five minute walk to Burton Road). The house is in a lovely locality. About the room: The room is on the top floor as a standalone en-suite with a spacious shower. The room will be fully furnished with a new double bed, mattress, a wardrobe (for a single person) and a chest of drawers. The room also comes with a spacious eve's storage (you will get half of the storage space). The feature of this room is a good sized balcony with good privacy from neighbouring properties.

About the house: It is a new build property with intelligent alarm system and efficient central heating with thermostat. There is also a dishwasher and a washing machine. We have a small front garden and a good sized back garden - ideal for bbq's. The house is furnished to a very high standard with cream leather sofas, solid oak dining table, home cinema etc.

If you drive, there is free on-road parking outside the house. If you take public transport, the Metrolink (tram) or the bus-stop is less than 10min walk from the house.

A bit about us: I am an IT consultant and my husband is an Acoustic consultant but soon to be a full time student at University of Manchester. We are ideally looking for someone who is at least 25yrs. We are fairly busy individuals but do enjoy a nice meal outside or visiting the local pub (which is The Metropolitan for us) and we are more than happy to socialise with our future housemate.

We are the landlords so you don't have to deal with letting agencies (or their fees!).

What we are looking for in a house-mate: a friendly and a responsible person :)

Now to the boring formalities: We would need a month's rent in advance and a month's rent as deposit. We pay our bills on a monthly basis so we would expect the same from you :) We would advise you to factor in about £100 for monthly bills.

We are looking for a minimum 9 month contract, but we are reasonable if you wanted to move out before the contract ended (but we will need at least 8 weeks notice if you wanted to move out before 9 months).
