Double Room in a Beautiful House in Victoria Park

Hello house-hunters!

First of all please read all the description below. I know it is long, but most of the answers to your questions about the house are written down below.

Bills Per Person & Per Month:

Rent: £350.00 per month + 6 weeks deposit.

All bills together are up to (now in winter) £80 a month (including gas, water, electricity, tv license, Sky TV and Wifi).

One-off estate agent processing fee (I think it's £180.00), plus credit check, previous landlord reference, and employment reference (possibly a guarantor depending on your situation).

About the Room:

There is a double room available for rent now on the first floor in our 5 bedroom house share. Its window faces the garden.

The room receives lots of light, and it is perfect for someone who doesn't have a huge amount of stuff and doesn't play instruments (the walls in this house, unfortunately, are too thin for that).

The room has a double bed, a wardrobe, a desk with drawers, an IKEA black leather desk chair, and a set of drawers. It also has laminate flooring and double glazed windows (and no disgusting carpet which is so much easier to clean).

About the house:

The house has a really nice finish; laminate floors all throughout (there's carpet only in the staircase), very big garden, two kitchens (one big nice kitchen with a lot of natural light) and another one through a hallway.

Both kitchens are well equipped with electric cookers, grill, and altogether we have two big fridges, two freezers, two ovens, two grills, two bathrooms (one upstairs with good shower pressure and one downstairs), washing machine, and dryer.

There is a big living room with a flat-screen TV with Sky, two comfy black leather couches, and a big open hallway at the entrance of the house to put bikes, and other stuff in.

Location:

The house is located in Victoria Park. It is less than five min away walking from a bus stop (The number 50 Stagecoach bus). We are also a short walk from the Curry Mile/Wilmslow Road which has more than 7 different buses going into town all day and all night so you're pretty well connected.

We've got two parks near us Birchfields Park, which is a 5-minute walk away and Plattfields Park which is about a 10-minute walk away.

What we expect from you:

Being a friendly, reliable, considerate and trustworthy housemate are the most important qualities for us when looking for a new housemate.

Ideal housemate:

We are looking for one housemate between the ages of 23-36.

The last thing is we have one small female cat called Bella, so it's important that you don't mind cats or are super allergic to them. Hopefully, you're a cat lover, but if you are a dog lover that's fine too, as long as you don't hate cats, it's cool.

About us:

James: English, 33, doctor. He is chilled out, friendly, laid back, enjoys brewing his own craft beer, foodie, gaming, reading Reddit, and absolutely loves cooking.

Drew: English, 28, is doing a master part-time, but also works as an LGBT archivist. He enjoys writing, (has a journalism degree), photography, and is a very fun, busy, lovely, friendly, laid back, understanding and positive guy. He is also into blogging and watching life-changing documentaries.

Carolina: Swedish, 29, User Researcher / Service designer. Into reading books, hand-lettering, travelling, blogging about human-centred design, cooking good food super into craft beer & great wine. Friendly, direct, charismatic, and really into going to all kinds of creative/tech and business events in Manchester.
