Basically this is a lovely living space. It is *almost* a self-contained flat, (other than a shared bathroom) on a quiet road in leafy Urmston. If you prefer a bit of privacy then this place may be ideal for you. The accommodation is entirely on the first floor. Only the bathroom is shared with 1 other person. £140 per week includes the rent and all bills. There are no additional bills / hidden costs to pay.

I am looking for an easy going, clean and tidy professional person who is mature-minded and considerate of others, especially with regards to noise levels after 9pm. There is a live-in landlord on the ground floor, and elderly neighbours adjoining, hence the request for a considerate and responsible tenant. This is my main consideration when choosing a suitable tenant so if this does not describe you, then please do not apply, but good luck with your search. Couples need not apply - this living space is for a single person only.

This 1st floor accommodation consists of:

Large double bedroom - kingsize double bed with orthopaedic mattress, large wardrobe and matching drawers set, extra drawer set. Plenty of power outlets, TV socket and a dimmer on the lighting. All mod cons and newly refurbished. WIFI and wired broadband are installed and working.

Your own kitchen, including all new appliances, fridge freezer, washing machine and dryer, oven and 4-pan hob, extractor, double sink unit, and a leather 2-seater reclining sofa. There is an ariel socket for a TV if required, and a computer (cat5) live internet socket for your laptop. You can use wifi if preferred. Lighting is on a dimmer.

Single bedroom for additional storage and/or for use as a study or reading room etc. There is a desk/worktop available for a computer or reading. Lighting is on a dimmer.

Bathroom has a large bath with bubble end for more shower space, wash basin and toilet.

The entire living space is newly refurbished, in an ideal location just 3 minutes walk from Urmston town centre, the marketplace and shops. There are local bus and train stations with very regular and direct services into central Manchester, Stockport, Salford, Altrincham, etc. Close to the Trafford Centre, M60 motorway and 4. 5 miles from Manchester City centre. There is also an excellent gym within 1 minute walk of the house.

I am looking for a mature and considerate person, male or female as the tenant, preferably 30+. I am friendly and fair but like to keep myself to myself downstairs so if you're looking for a social / party atmosphere this is definitely NOT the place. Please do not enquire if you like to make noise after 9pm. You must be a full-time working professional, working normal hours and strictly a non-smoker. Sorry but no DSS, no pets and no sub-letting allowed.
