Large room to rent

Hello :)
My housemate has decided to move out, so I need someone to take her place.

The room available is pretty large, fully furnished (she has a treadmill in there, and a double bed, desk, wardrobe, chair).
Large living room and kitchen, pretty modern, I love the house it is really nice, without being too expensive, I don't want to leave! Only 10 minutes walk to the Arndale/Town Centre/Deansgate/Spinningfield s etc. Parking at the back of the house (padlocked driveway)

Bills (council tax, electric, gas, water, tv licence, internet, phoneline, sky) is always less than £100 a month. Obviously depending on Summer/Winter.

Looking ideally for a young professional, anyone who is looking to explore Manchester and life in general. I like going to gigs, folk music, ska, reggae. Clubnights whenever I'm not too tired from work! I work as a Data Analyst, just in temp jobs at the moment, looking for something more permanent.

I am not allowed to change the name on the tenancy, so I need someone to sign up for a new tenancy agreement with me. It will be a minimum term of 6 months, starting on the 1st November, then a rolling contract after that. Flexible about move in date though, if you need to move in before it will be fine :)
