Attic bedroom & ensuite in New Moston family home

We are looking for a friendly FEMALE (preferred) lodger for the attic bedroom in our family home, in a lovely, quiet area of New Moston. The rent is £485 pcm, includes all bills.

(Please note: we are receiving lots of enquiries from men. We are not looking for a male lodger, we are also not looking to share with a couple. Thank you in advance for respecting our wishes.)

The room is fully furnished and has a private shower room next to the bedroom. You have the attic floor to yourself, so it feels private, cosy and away from the hustle and bustle of the house.

About us

We are a professional, married couple with a child in Primary school (so being a deep sleeper would probably be an advantage!). We work Monday-Friday, 9-5 pm, both of us working from home a 2-3 days a week.

We have had lodgers in the house for many years. The kitchen/dining room area is the centre of the house, where we catch up while cooking or eating. It also doubles as a playroom. We also like to have the occasional dinner together as a house, for Christmas or other special occasions.

The House

The house is an Edwardian semi-detached which overlooks Moston Brook nature reserve, next to Rochdale Canal.

- Unlimited, high speed wireless broadband.
- Dishwasher, microwave, electric oven, air fryer, washing machine and tumble drier.

There is no smoking in the house, but there is a covered porch at the front, and areas to the back of the house which can be used for smoking.

The area

The house is well located for transport links: we are a short walk from the Failsworth Metrolink station, so we are easy access to Manchester (four stops from Victoria Train station in Manchester city centre) and Rochdale. We are also a short walk from a busy bus route between Manchester and Oldham, with frequent buses during the day, and night buses for any nights out. There are bus links to North Manchester General Hospital and we are only a few minutes drive from the M60.

In New Moston, within a couple of minutes walk from the house, we have a doctors, chemist, news agents, convenience stores and beauty salons. In addition, there is a Tesco, an Aldi and a Morrisons in all walking distance from the house. The local leisure centre, library and Post Office are a 10 minute walk.

Pets - we are NOT considering pets at the moment.

Viewings - will be arranged for weekends.
