This is a great apartment for dining, media, entertaining and relaxation in a well kept secure block close to local shops, Arndale shopping, Fort Shopping, great pubs, nightlife, major transport links, petrol station, gyms and plenty of unrestricted parking with a good view of your car. Responsible smoking is allowed outside on the balcony. The private gardens with water features are very pleasant to walk through from the City Center.

WORKING FROM HOME AND RELAXING:

The furniture will more than suit your needs. There is a long white/ silver work table with white cube bookshelves over stylish silver plug/internet/phone/TV sockets. The large glass/silver coffee table with balanced quality sound from 'alien' speakers underneath is surrounded by a comfy and fun Kool Green reconfigurable sofa!

In the bedroom there are black and white drawers. The bedroom set - bedside table, single, double, corner wardrobe has plenty of hanging space and cubby holes. Art, rugs and soft furnishings complement. Large TV set up in lounge, spare computer screen set up in bedroom with scart or HDMI for your laptop. You may move these.

SHARING THE SPACE:

Depending on your needs, there is a space for an extra bed by the lounge window. Due to the unusual C-shaped lounge, there is an area to tuck away the dining table and chairs, however the reconfigurable Kool Green sofa is also really great to sleep on with plenty of bedding provided should you have guests. (Although it is a self contained 1 bed 1 bath technically, I am also open to the idea of you sharing the rent, but you may have to negotiate restricted use of the lounge/kitchen with your prospective flatmate.)

Broadband, National/ landline telephone package, free view, electric/ water/ council tax bills, service charge.
Not-included: Premium calls, international calls or Sky TV (available on request in advance).

I am more than happy to give you bank statements showing exchanges with past tenants/ my Passport ID/ property’s official Land Registry Title or anything else for your peace of mind.

DEPOSIT DEDUCTABLE ITEMS:

Damage, loss or cleaning above general upkeep to restore the property to its initial condition. Please return floors, glass tops, washing machine, dish washer, microwave, oven, fridge, electrics, cutlery, crockery, linen, cleaning equipment and other miscellaneous items to their initial state to avoid cleaning or replacement fees.

Phone calls to mobile numbers and premium numbers outside of the standard phone package.

I have not deducted anything from a tenant's deposit so far. I would set up your payee details with my bank at the same time as receiving payment from you so that your deposit refund transfer will be instant.

SERVICE PROVIDED:

This is my only property so I will be working directly with you to make sure both of our experiences are as enjoyable as possible. I will provide you with an inventory, agreement receipt and use of the apartment. Please use any expendable items such as food, toiletries and cleaning products freely within reason without charge.
