Double Room in 10 Bedroom House, Fallowfield £75pw

I'm a University of Manchester student and I need to let out a room in a house for all semester 2 next year: January - June 2015, as I will be studying abroad.

The room is £75. 50 per week. However, we do a bills included package an extra £12 per week, making the total rent including utilities £377 per month.

The property is owned by Manchester Student Houses and can be viewed on their website with many more pictures.

This is a double bedroom in a 10 bedroom house with a shared lounge including TV, 3 bathrooms and a kitchen including a dishwasher. Parking is also available. There are 5 girls and 4 boys, all University of Manchester students studying different subjects. They're all really friendly and are in their second year at the university.

Opposite the house is a Chinese takeaway and an off-licence. The house is a 5 minute walk from a supermarket and a bus stop with regular buses (every 10 minutes) directly to university and central Manchester. A further 10 minute walk away is the centre of Fallowfield with bars and takeaways and a much busier bus route to university and the city, including night buses.

I have contacted the landlord and they are fine with me letting the room out to somebody during this period.
