Double Room

Hi I have a double room at £350pcm to let in my home, all inclusive i. e. gas, electric, council tax, broadband, Netflix, TV licence, water rates, except in the depth of winter where I may ask for a small (£20-40) top up towards the cost of gas. I also provide toilet paper and household cleaning products, and I tend to do the majority of the cleaning, within reason, in the communal areas.
I am a psychotherapist and am also still studying. My life can be quite busy, apart from work I train when I can. I like my own space but I really enjoy good company too and the odd glass of wine. Would be nice to have someone here who occasionally enjoyed hanging out. I guess I am looking for someone to just live here as opposed to stay in their room 24/7.
There is a lot of communal space which you are welcome to use. We are friendly and like to be social but are generally quiet during the week. If home over the weekend may have friends for diner etc. Close to Salford Uni, The Quays and Hope Hospital, shops, transport etc.
I'd be interested in preferably a female lodger who is social and welcoming of my 2 small dogs and my 12 year old, he dances ballet so is out most evenings and really quite sensible, he also goes to his dads every other weekend.
A single parent who has a child visiting a few nights per week is ok. Room available from AprIl. I will consider someone with a pet. Thanks
