Beautiful, recently restored Manor House in Ellesmere Park, Monton which is a very quiet, affluent, tree lined conservation area and a very desirable place to live in Salford, Manchester
Its a real green oasis and is a pleasant and safe for walking, jogging and cycling

I have a weekly rent available too at £150-180 a week (5 or 7 days)
Ideal if you are just passing through on a short work contract

ALL ROOMS HAVE BEEN TOTALLY REFURBISHED AND ARE EN-SUITE
ALL ROOMS HAVE VIRGIN BROADBAND, TV, SPORTS AND MOVIES

Smoking outdoors on the decking is ok(with the external door shut, which most decent smokers respect
Each room comprises:
large sofa/armchair, beech/oak double wardrobe with matching drawer units and desk unit for your laptop
large flat screen tv, double bed with good quality mattress,
En suite with power shower, toilet and sink
The WIFI is pretty good throughout the building and I am told it runs at a good speed

The shared kitchen is huge (double the size of most kitchens) so a number of people cooking in there at the same time isnt an issue although this rarely happens
Comprises:
Full size gas commercial cooking range with 2 ovens/grill
2 microwaves
2 washing machines
1 tumble dryer
Plenty worktop space, great for large food preparation
double sinks
Each lodger has a whole family sized fridge/freezer to his/herself so there are no disputes over who's turn it is to buy the milk or a mystery who has used it all!
Your own personal larder cupboard for foodstuffs and your own separate cabinet for your washing powder etc
There is plenty cutlery and lots of utensils, cups, crockery and pans(good to know you wont be eating out of jelly moulds because the plates have all gone! haha)
The shared kitchen works very well because you have a social life as and when you want it or the privacy of your own room....its up to you.
The lodging rooms are huge with your own sofa/living area so you can enjoy your own space pretty much all the time if that is what suits you
Each room also has an iron/ironing board
I dont knock on doors mithering people ....if there is anything you need to ask its done by text and I can pop down straight away
I live upstairs in my own living space with my lovely dogs
The house is very quiet during the week (Sunday to Thursday pm)because everyone is working the next day
Friday and Saturday pm is pretty flexible for people staying over(partners and friends)

There is also a spare loo in the hallway for anyone/guests to use

All shared areas are cleaned professionally twice a week

There are two huge outdoor dining/very private decked areas BBQ (gas provided foc)and gazeebo.....and two more outdoor dining spots to enjoy
There are 15 available parking spaces on a huge private fenced off drive with automated electric gates(for your privacy and security)and you have your own keyfob for easy entry/exit so you don`t have to leave the comfort of your car to access the property

We are located:
10 mins walk from Salford Royal Hospital

5 mins walk from Monton Village which is becoming very trendy and has plenty coffee shops, bars, restaurants and a Tesco

5 mins the other way is a new Sainsburys, Eccles College
A short walk across the M602 is
Westpoint Shopping Centre
Pure Gym(M&S simply food opening there as I write) and Eccles Town centre which has coffee shops/cafes, library, sports centre/pool, large Morrisons Supermarket and you can catch the Metrolink Tram or bus to:
Manchester City Centre tram 25mins,, bus 15mins (by car its 10mins)
The Lowry Shopping Centre, Art Gallery and of course the New Media City Salford(yes we live very near it)which is occupied by the BBC, Granada/ITV, Booths supermarket
The Manchester United Stadium is close by too
Also the Trafford Centre and Trafford Park are very near(car 8 mins, bus 15 mins
This area also includes JJB sports stadium, David Loyd leisure/tennis club, The Chill Factor ski and snow centre, Golf Driving range, Costco and a huge Asda Supermarket.
There are drive through food and coffee places all within minutes away too

Terms:
Weekly rent at the start of each week
Monthly rent at the start of each month
and all I need is one months notice (or a week on a weekly contract)if you want to leave, so we both know where we stand all the time and no monies are owed
refundable £100 deposit required to cover damage/breakage

My lodgings are highly sought after....people stay long term so I am choosey and I respect anyone of the same mind
I have set everything up as I would expect it to be if I was a lodger and I am well travelled/experienced and have a good attention to detail

Rents include all bills with nothing more to pay

My lodgings are totally unique as is the original wording and style of my advert on Spareroom and I am very flattered that my ad is being pasted/copied word for word by other advertisers ha ha

My house, quality of rooms and level of care are pretty rare in this field of accommodation and you will see why I charge a premium
I meet every potential lodger on a personal level/unrushed manner
I seek to get the mix of people and personalities right and leaving a room empty until the right applicant arrives is not unusual for me
