Large, attractive, double-room, available for rent, in two-bedroom flat in Ardwick.

Extremely convenient location for central Manchester, Piccadilly station, Manchester University and Hospital - all within easy walking distance (15 mins), or frequent, convenient bus service (5 mins to Piccadilly Gardens).

Spacious, furnished double-room, with nicely defined study/work area, en-suite bathroom and good amount of storage. The room is conveniently separated from the rest of the flat, with it's own door off a small hall area, allowing for a great degree of privacy.

Weekly rent will be £115. 00 and is inclusive of all bills, including energy, water, council tax, maintenance, T. v. Licence and BT Infinity fibre-optic broadband. It will also include access to Netflix, on suitable devices. This means you will only ever pay one amount per week; there are no additional costs and no worries over whose responsibility it is to sort out the bills!

The rental arrangement also includes full access to kitchen facilities (including storage), plus washing and drying facilities. If you have a car, a parking permit for outside the flat can be easily arranged and likewise, if you are a cyclist, it will be possible to arrange storage and access to your bike on the balcony of the flat.

The tenancy contract will not be fixed term, so you will not be bound into a six or 12 month contract if you decide that you wish to move on - the notice period for (both parties) will be 1 month, however as Landlord I would endeavour to give you a longer notice period (if at all possible) should I require you to move out.

There will be a security deposit of £345 and the first weeks rent will be required in advance, with subsequent payments made weekly by standing order. Other than that, as a private landlord, there will be no further fees of any kind required - so you will be avoiding all those mendacious agency fees, administration fees, and 'moving on a day with a y in it' fees, that are so beloved of Estate Agents!

Important note;

This tenancy is not intended entirely as a traditional flat-share. The other occupant of the flat will be myself (your landlord), and, due to it's layout, access to the main part of the flat, other than for the reasons listed above, will be at my discretion.

The intention behind this limitation is purely to establish suitable boundaries and levels of privacy for the tenant and myself from the outset and to avoid any of the potential awkwardness that can be involved when sharing with a stranger.

Bearing this in mind, I trust that any tenant will find me easy to get along with, sociable (where appropriate) and open to any reasonable requests regarding the use of dining, or living-room facilities (eg. if you would like to invite guests for dinner etc.).

I imagine that this tenancy might be well-suited to Post-graduate/mature students or hospital workers, but I am open to any suitable canditate, regardless of profession, age, sex etc. Please be aware, however, that although it is a double-room I will not be considering couples for the tenancy, and all candidates will require a least one, suitable, verifiable reference.
