Lovely house, Double room, Manchester

Hello! I am looking for a female to move into my large rented house with me & one other person (for now) in the Abbey Hey area of Manchester, near Ashton, Rusholme, Fallowfield and only 4 miles away from the city centre (10 mins in a car, 20mins or so on public transport - bus stop & train station are a short walk away and there is space on the road for your car too, if you have one!)

I live in a large three double bedroom house, which is fully furnished by ourselves. It has a fully fitted kitchen and bathroom, a large living room and dining area, three double bedrooms and an average sized back garden. Letting is short term (6 months) with the possibility of becoming long term.

The room we are advertising is partly furnished/ unfurnished - we do have a spare bed (w/mattress, duvet etc), a TV stand, some under the bed storage drawers and a wardrobe available if you need it (and possibly a TV too!) So it could be a case that you just need to buy a couple of bits and pieces for storage :)

One of my friends is looking at moving into the one of the other bedrooms soon and the room we are advertising is the loft conversion (as shown in photos) with two skylights, a fixture for a TV ariel and spotlights.

The rent is £200pcm each, bills will also be split equally between us: Water, Gas & Electric, Council Tax, BT (internet & TV) and TV licence (I think that's all of them!) which will poss come to £100 each or so, we will have to work this out properly once you move in :)

I am looking for someone, preferably a female, between the ages of 24-35 (similar age to the other members of the house) no younger enquirers please! You will need to have a permanent job in order to pay all of the bills on time (1st or earlier each month) and be a trustworthy, reliable and responsible person who will make also make a conscious effort in helping us to keep the bills down (turn lights off in unused rooms etc etc) You will also need to like to keep things clean, tidy and in order (v. important - We're house proud people :) We also request a non smoker please.

I have two fur-babies: a Ragdoll cat and an elderly German Shepherd cross dog, so would not be suitable for anyone with pet allergies - both of them are really well behaved, friendly, quiet and clean - and gorgeous! haha!

I am also looking for someone who is happy with having quiet nights in through the working week - but we do enjoy the occasional social drink the odd weekend!

A bit about us...We (including the girl moving in at the end of October) are very normal, laid back, friendly, clean and quiet - yet fun loving people, so looking for someone similar really haha! I am a graphics/web designer, Luke is an account manager and Kelly is a primary school teacher.

We want someone to move in who we can become friends with and not just roommates (although if you want your privacy we obviously totally respect that too), and we want you to feel like it is your home and feel entirely comfortable there.

We definitely recommend viewings, it's a lovely large house, the photos don't do it justice!! The walls are thick too so you cant hear a thing to be honest! It is also in a quiet area and we have a really lovely, quiet and clean neighbor :)

There is also a newsagents across the road which is very handy but there is a large Tesco, Aldi, Lidl, Morrisons, B&M, Home Bargains, Greggs, McDonalds, KFC, etc etc etc pretty much around the corner too and as a bonus we are also right next to Debdale Park & reservoir - which is just beautiful! Great place to walk the dog or go for a run :)
