Beautiful loft conversion room to rent £200 PCM

Hi we are looking for someone to move into our rented house with us in the Gorton area of Manchester. We live in a large three double bedroom house, which is partly furnished by ourselves - we rented it as unfurnished so all furniture and white goods are ours therefore we require a £200 deposit from yourself. It has a fully fitted kitchen and bathroom, a large living room and dining area, three double bedrooms and an small sized. We are still in the process of decorating, and the room we are advertising is unfurnished, however we do have a spare bed, wardrobe and a small beer fridge available if you need it and if furnished is a must then we can look at getting more for you. One of my friends is looking at moving into the second bedroom soon. the room we are advertising is the loft conversion with two skylights, a fixture for a tv ariel and spotlights. It is large enough to fit a double bed, however, the room does slope with the roof so it would not fit a full wardrobe HOWEVER there is room for a couple of wardrobes on the landing if needed, and also plenty storage underneath the stairs to the loft and at each side of the room. The rent is £200pcm and bills will be split equally between us: Water, Gas & Electric, Council Tax, BT (internet & TV) and TV licence (I think that's all of them!) which will poss come to £100 each or so! We are looking for someone who is a similar age to me and my partner (I am 23, he is 26) so someone between the ages of 20-30. I have one rather fluffy Ragdoll cat and an elderly German Shepherd cross dog too so would not be suitable for anyone with pet allergies - both of them are really well behaved, friendly, quiet and clean. We are also looking for someone who is happy with having quiet nights in through the working week - but we do enjoy the occasional social drink (or two!!) at the odd weekend ;) We definitely recommend viewings... It's a lovely house! In a quiet area and we have a really lovely, quiet and clean neighbor! There is also a newsagents across the road which is handy but there is a large Tesco, Aldi, Lidl, Morrisons, B&M, Home Bargains, Greggs, McDonalds, KFC, etc etc etc pretty much around the corner too with public transport links to Manchester about a ten mins walk away (if you drive there is also space on the road for your car). It is also right next to Debdale Park which is beautiful!
